Chancellor Designs specializes in the two most essential elements of a successfully staged home: design and marketing. We know that a beautifully designed house isn’t necessarily marketable and vice versa, so we design the interiors of homes to appeal to buyers on both emotional and practical levels.  

We work in a variety of styles but never stray too far from our contemporary, layered, well-balanced aesthetic. Our look is fresh but not trendy. We expect all spaces to be livable, usable and visually interesting. We approach each project creating a custom plan based on the architectural style, color palette and scale of the rooms of the home to inform the design in decorating.   

The cohesion and quality of a well-staged home appeals to buyers and their emotions. Staging is marketing – it elevates the real and perceived value of a property to maximize the selling price and minimize the time on market. The benefits are clear: homes sell faster and at the highest price point possible.

Intro

A customized plan of furnishings, art and accessories is installed in a vacant home to maximize the positive features and minimize potential objections. Vacant stages begin with a complimentary walkthrough.

Vacant Home Staging

We will create a customized plan of furnishings, art and accessories for installation in a vacant home to maximize the positive features and minimize potential objections. Vacant stages begin with a complimentary walkthrough which typically takes 20–30 minutes. We'll take photos and measurements of the property and then provide a staging proposal (typically within 24 hrs).

Staging Consultation

In preparation for listing, we'll offer an in-home staging consultation (typically about an hour). We tour and assess the property room by room and then provide a written report of our recommendations of updates and edits which sellers can choose to execute on their own terms or enlist our help to do the work. The report also includes suggestions for decluttering, organizing, painting, repairs, cleaning, styling and staging.

Pre-Listing Polish

Our expert stagers will roll up their sleeves and work with what you have, helping you declutter, organize and arrange furnishings and belongings. These appointments are scheduled for either half or full day and depending on scope, can include hiring our installers to move large furniture, or professional art installers to hang art. Pre-Listing Polish is extremely helpful the day of (or day before) the photoshoot, to make sure everything is dialed in.

Enhancement Staging

If a home will be occupied while it's on the market, we will create a custom Enhancement Staging plan with furnishings and accessories from our curated collection that compliment existing furnishings. All Enhancement Staging projects begin with a Staging Consultation and are often combined with a Pre-Listing Polish.

Vacant Stage

Consultation

An in-home, 1-hour consultation which results in a written report with recommendations for categories such as: decluttering/organizing, painting/repairs, cleaning, and styling/staging.

Enhancement Stage

Occupied homes are enhanced with staging furnishings and accessories from our curated collection. All enhancement stages begin with a consultation.

Pre-list Polish

We roll up our sleeves and work with what you have, helping you declutter, organize and arrange furnishings and belongings.
